The story of a previous caretaker killing his family introduces an apparent pattern and a sense of doom. But the film does not give a complete account of the intervening winters. We cannot infer ten different caretakers or annual repetition from that gap.
The stronger comparison is the violence already present in Jack’s family. No.7 establishes that he harmed Danny before arriving at the hotel. The Grady story can foreshadow danger without making the hotel the only explanation for it. See Fatalism & False Fatalism.

Ghost Story
The hotel being built on a Native American burial ground is as cliché for a ghost story as one can get. It’s not in the source novel. This line, and fact, are delivered by Kubrick.
